JAKARTA, Investortrust.id — Industrial township developer PT Puradelta Lestari Tbk (DMAS) has approved an interim cash dividend distribution of Rp 1.40 trillion ($87.86 million) for the 2026 fiscal year, translating to a per-share payout of Rp 29.
Based on DMAS’ closing price of Rp 178 per share on Tuesday's trading session, the interim distribution delivers an annualized dividend yield of roughly 16%. The corporate payout follows an explosive 284% surge in net profit over the first nine months of 2026, anchored by institutional land acquisitions across its flagship integrated township, Kota Deltamas.
Southeast Asia’s accelerating cloud migration and artificial intelligence computing demand have triggered an unprecedented land grab among regional data center operators seeking power-ready plots outside Jakarta. Puradelta's massive interim cash return illustrates how upstream property and industrial developers are front-running the AI infrastructure boom, converting heavy balance-sheet landbanks into immediate, liquid shareholder yields well before facility operators complete server buildouts.
Corporate Payout Timetable
The interim distribution was formally ratified by the board of directors and received unanimous sign-off from the board of commissioners. Under the corporate action schedule released by the company, the cum-dividend date in the regular and negotiated markets is set for Oct. 28, 2026, followed by the ex-dividend date on Oct. 29, 2026.
For the cash market, the cum-dividend date falls on Oct. 30, 2026, with the ex-dividend date on Nov. 2, 2026. Shareholder distribution and dividend cash disbursement are scheduled to take place on Nov. 13, 2026.
Data Center Boom Fuels Revenue Leap
The substantial capital return reflects operational outperformance across the group's core business lines. Total revenue climbed to Rp 2.65 trillion ($166.67 million) during the first nine months of 2026, advancing nearly 3.4-fold compared to the same period in 2025.
Industrial land monetization accounted for 96% of the company's consolidated top line, contributing Rp 2.54 trillion ($159.75 million). Speaking in an official statement in Jakarta on Tuesday, DMAS Director and Corporate Secretary Tondy Suwanto emphasized that hyperscale computing demand acted as the central revenue engine, noting that the vast majority of company earnings in the nine-month period stemmed from industrial land parcel deliveries directly to the data center sector.
Margins Expand on Debt-Free Balance Sheet
Robust top-line expansion lifted operational profitability, with gross profit jumping 297% year-on-year to Rp 1.62 trillion ($101.89 million) from Rp 545 billion ($34.28 million) a year earlier, representing a gross profit margin of 61%. Net profit climbed 284% to Rp 1.49 trillion ($93.71 million) against Rp 525 billion ($33.02 million) in the prior-year period, maintaining an elevated net margin of 56%.
The company’s capital structure strengthened further, with total assets rising 19% to Rp 8.44 trillion ($530.82 million) as of Sept. 30, 2026, compared to Rp 7.12 trillion ($447.80 million) at the close of 2025. Cash and cash equivalents reached Rp 1.8 trillion ($113.21 million), marking a 380% increase from Rp 377 billion ($23.71 million) in December 2025, with management reaffirming that the enterprise remains completely free of outstanding debt.
