TANGERANG, Investortrust.id — Sovereign investment powerhouse Danantara Indonesia and state-owned commercial banks opened a mega housing exposition on Thursday, unleashing ultra-low 1% down payments and fixed interest rates starting at 2.75% to stimulate consumer credit and absorb hundreds of thousands of residential units.
Opening at the Nusantara International Convention Exhibition (NICE) in Pantai Indah Kapuk (PIK) 2 on Thursday, Aug. 27, 2026, the four-day Danantara Housing Expo brings together 13 state enterprises, 130 private property developers, and a portfolio exceeding 360,000 homes.
The coordinated state lending blitz serves as an immediate fiscal and monetary transmission channel to tackle the nation's severe urban housing backlog while unlocking downstream industrial demand.
By stretching mortgage repayment tenors up to 40 years and slashing upfront equity barriers to 1%, state lenders are mobilizing middle- and low-income purchasing power, creating substantial multiplier effects across domestic cement, steel, construction, and home furnishing industries.
Unlocking 360,000 Homes Across All Income Segments
Addressing attendees during the opening ceremony on Thursday, Danantara Indonesia Chief Executive Officer Rosan Perkasa Roeslani emphasized that the initiative is designed to structurally democratize homeownership for low- and middle-income households.
"This expo presents the highest quality housing developers, affordable price structures, and long-term financing schemes aligned directly with household incomes," Roeslani stated on Thursday. "Prices range from Rp 120 million ($7,547) all the way to Rp 2 billion to Rp 3 billion ($125,786 to $188,679), ensuring that our platform covers every demographic segment."
Danantara Chief Operating Officer Dony Oskaria highlighted that cross-sector alignment between state enterprises, private builders, and commercial lenders forms the operational backbone of the state's signature three-million-home development pipeline.
Immediate buyer uptake was visible on opening day, with mortgage lenders executing more than 300 binding home credit contracts on the exhibition floor.
State Lenders Deploy Ultra-Competitive Mortgage Promos
State-owned financial giants grouped under the Association of State-Owned Banks (Himbara) rolled out aggressive promotional packages to capture retail mortgage volume.
The country's largest micro-lender, PT Bank Rakyat Indonesia (Persero) Tbk (BBRI), introduced home loans featuring a 1% down payment, fixed interest rates from 2.75%, loan tenors up to 30 years, and administrative fee waivers valid through September 2026.
"Through this initiative, BRI is expanding affordable housing finance access across Indonesia," BRI President Director Hery Gunardi said during his booth tour on Thursday. "With competitive interest rates, lightweight down payments, and bundled vehicle and credit card incentives, we are empowering more citizens to secure homeownership while driving local economic momentum."
The credit packages are paired with cross-selling perks, including zero-percent credit card installment plans for household furnishings and pre-approved auto loans up to Rp 1.5 billion ($94,339).
Catalyzing Industrial and Employment Growth
Minister of Housing and Settlement Areas Maruarar Sirait stated that consolidating developers, transit-oriented projects, and state lenders into a unified venue bridges a critical market discovery gap.
"Beyond providing clear choices, this event must drive real transactions, accelerate residential inventory absorption, and energize the housing industry to generate powerful economic multiplier effects and employment," Sirait noted on Thursday.
Senior cabinet and Danantara officials attended the opening, including Danantara Chief Investment Officer Pandu Sjahrir, signaling high-level administrative backing to institutionalize the housing finance campaign across national metropolitan hubs.
